Most UAE tenancy contracts are issued for 1 year. Both parties must provide 90 days notice for non-renewal or rent increases in Dubai.

EJARI Registration (Dubai)

All Dubai tenancy contracts must be registered with EJARI (managed by RERA). Required for:

How to Renew Your Tenancy Contract

1. Start 90 days before expiry — Legally required notice period in Dubai.
2. Negotiate with your landlord — Agree on terms (same or adjusted rent).
3. Register with EJARI — Via the EJARI app or a registered typing centre (cost: AED 220–340).
4. Update DEWA — New contract must be reflected in your DEWA account.
5. Update government address records — EJARI serves as proof of address.

FAQ

My contract expired — am I still protected?

Under UAE law, if both parties continue without signing a new contract, the existing contract auto-renews under the same terms for another year. However, always formally renew to maintain valid EJARI status.

A landlord can request eviction for personal use, demolition, or sale — but must give 12 months notice via a notarised eviction notice.
